Our comprehensive facility solutions deliver value in preserving the integrity of the design, eliminating value-engineering and re-design, and optimizing scope and quality.
WHAT WE DO
Palacio Collaborative works successfully with our Clients by listening first. We make sure we fully understand the Client’s vision, mission, hierarchy of goals and objectives, functional needs, and preferences and tailor our services to the Owner’s interest. Our Team is built around the unique requirements of each project and we hold ourselves, staff, consultants and contractors accountable to accomplishing each task with strong leadership, proactive thinking, and effective communication.
List of Services:
Preliminary Budgeting/Budget Verification
Conceptual Cost Modeling (Conceptual Estimating)
Design Phase Estimating
Contractor Estimate Review and Reconciliation
Cost Management is a highly effective process that ensures that the Owner’s interests are represented throughout the design process and that a project is delivered to the maximum the budget will accommodate.
Working closely with the Owner, Palacio Collaborative has added as much as 20% to the value of the project (or conversely, kept the project scope/quality from being needlessly reduced or redesigned by 20%).
Michael and his staff have the proper tools, attitude, and tenacity to help move projects forward even when budgetary challenges come into view.
David McBrayer, AIA, LEED AP
Principal, Dir. of Education Studio
Lyman Davidson Dooley, Inc.
When it comes to establishing a solid cost model for a project, Palacio’s has been and continues to be a huge resource for us.

Conceptual Cost Modeling
To assist the Owner and Design Team in developing accurate project budgets, it is recommended to develop a conceptual cost model during the programming or pre-design phase.
Palacio Collaborative developed a proprietary tool, Genesys®, to help with this process. With as little as a building program and site parameters, our tool is able to study a myriad of program, scope, finish, and quality alternatives to quickly show the cost impact, most of which can be done in real-time.
Estimate Review & Reconciliation
The Estimate Review & Reconciliation process is used with the CM-at-risk or design-build delivery methods to better ensure that the parallel estimates are fairly and accurately representing the design intent. At each design phase we will review, compare and reconcile our estimate with that of the contractor. The reconciliation process focuses on scope of work, finish level and pricing.
With our collaborative approach, expertise, and attention to detail, Palacio Collaborative often adds +/-10% value to the project, or conversely keeps the project’s scope and quality level from being needlessly reduced by +/-10%, resulting in a budget-compliant project with maximized scope and design quality.
Palacio Collaborative unrivaled knowledge of cost management and attention to detail during the CM estimate review & reconciliation makes the whole process a pleasure.

Value Engineering is a process by which the project team works to provide a design that maximizes value to the Owner. This collaborative effort may start as early as the programming/conceptual phase where programmatic or building material options are studies to determine which options best meet the Owner’s goals while still maintaining budget compliance.
Palacio Collaborative assists the team in developing the list of value engineering options as well as provide accurate and timely pricing to assist the Owner in making informed decisions.
