Cost Modeling (GENESYS™)

When it comes to establishing a project budget or reconciling a budget and scope of work, there tends to be a rather small margin of error. A difference of as little as 10% can lead to a very frustrating and costly (both in profit and reputation) design process. GENESYS™ is a conceptual cost modeling tool developed by Palacio Collaborative to assist the team in developing accurate project budgets or reconciling a scope of work to an established budget. With as little as a program and conversation with the design team we are able to quickly develop accurate project-specific cost models and study a variety of design or programmatic options many of which can be done in real-time. With our highly experienced senior staff, GENESYS™ tool, and ample historical data, we have helped our clients put hundreds of projects onto a path of success.

Cost Management

Cost Management is a highly effective process that ensures that the Owner’s interests are represented throughout the design process and that a project is delivered to the maximum the budget will accommodate. Working closely with the Owner, Palacio Collaborative has added as much as 20% to the value of the project (or conversely, kept the project scope/quality from being needlessly reduced or redesigned by 20%).

Estimate Review & Reconciliation

The Estimate Review & Reconciliation process is used with the CM-at-risk or design-build delivery methods to better ensure that the parallel estimates are fairly and accurately representing the design intent. At each design phase we will review, compare and reconcile our estimate with that of the contractor. The reconciliation process focuses on scope of work, finish level and pricing. With our collaborative approach, expertise, and attention to detail, Palacio Collaborative often adds +/-10% value to the project, or conversely keeps the project’s scope and quality level from being needlessly reduced by +/-10%, resulting in a budget-compliant project with maximized scope and design quality.

Value Engineering

Value Engineering is a process by which the project team works to provide a design that maximizes value to the Owner. This collaborative effort may start as early as the programming/conceptual phase where programmatic or building material options are studies to determine which options best meet the Owner’s goals while still maintaining budget compliance. Palacio Collaborative assists the team in developing the list of value engineering options as well as provide accurate and timely pricing to assist the Owner in making informed decisions.
